10 Roxbury St, Roxbury MA

A new 5-story, 11-unit, 12,400 square foot building in Dudley Square.

Project Summary:

Transit-oriented, and designed on a vacant lot, residents have T access at Dudley and Roxbury Crossing Stations. The building is designed to reflect the scale and material use of neighboring buildings in recently revitalized Dudley Square through the use of red brick, generous storefront openings and sustainable cementitious clapboard siding with contemporary detailing.

Generously sized exterior windows are designed to maximize the striking views of downtown Boston and historic Fort Hill.

The building design utilized podium construction where the basement and 1st floor were built with steel and concrete construction and the 2nd-5th floors were built with engineered lumber.

Value to Client:

Successful public approvals representation and creative design resulted in variances for an additional 2 apartments on the 1st floor, a waiver of parking requirements and a 6,400 square foot (200%) increase of rentable floor area.

Regulatory/neighborhood hurdles:

Boston ZBA, Boston PDA, Boston PIC and the Dudley Square Neighborhood Association.
