1789 Centre St, West Roxbury MA

A new 4-story, 17-unit, 27,000 square foot building on Centre St.

Project Summary:

A transit-oriented, mixed-use building, designed on the site of a former used car lot.  The 2 bedroom/2 bath unit designs include flats and duplexes.

The building design and massing is in keeping with the City of Boston's Compete Streets Initiative. Commercial space and the resident lobby (each with large storefront windows) activate the Centre St. façade. The building is set back on the 1st floor to provide ample sidewalk space for pedestrians, street furnishings and landscaping. The residential character of the building is reinforced by using human-scaled double-hung 'cottage-style' windows and familiar, durable materials like brick, clapboard siding and metal bay projections.

The building design utilized podium construction where the 1st floor was built with steel and concrete construction and the 2nd-4th floors were built with engineered lumber.

Building amenities include an elevator, a heated parking garage and a roof deck with views of the Blue Hills.

Value to Client:

No variances required; 4-story building designed within 35' height limit for West Roxbury Neighborhood Shopping District.

Regulatory/neighborhood hurdles:

Boston PDA (Article 80 Small Project Design Review), Boston PIC, Boston Main Streets and local neighborhood groups.
